Arizona, Texas, Florida. A lot of people who were forced to live in overpriced markets due to economies, have realized they can achieve similar job placement with similar salaries in the other metropolitan cities, but at the same time provide a higher standard of living for themselves and their families. Bustling economies Cities like Phoenix, provides similar oppurtunities for people but gives people affordable home ownership. Since there has been plenty of land to grow and develop, it has kept prices affordable. The same goes for Texas, Iowa, etc. Massachussetts no longer appeals to investors as well since the market has reached a high appreciation value, that has alienated a large percentage of buyers who cannot afford homes at its price levels.

They're sitting tight until prices lower under the higher interest rates. They'll come back when money is available for nearly free again until the prices build again.

housing is horrible right now and I wouldn't expect it to get much better in the next 6-12 months
